In execution of a credit line deed of trust dated June 15, 2009, made by Jason M. Smith and recorded in the Clerk’s Office of the Circuit Court for the County of Franklin, Virginia, as Instrument No. 090005286, Deed Book 962, page 19, the undersigned Substitute Trustees, any of whom may act, will offer for sale at the Franklin County Courthouse, 275 South Main Street, Rocky Mount, VA 24151, on September 12, 2014 at 11:00 a.m., property located in the County of Franklin, Virginia, which property is more particularly described as follows:

Pierson, Land Surveyor, under date of June 3, 1997, which plat is of record in the Franklin County Circuit Court Clerk’s Office in Deed Book 606, at Page 111, reference being made to said plat for a more complete description of the property herein conveyed.
Parcel Two: All that certain tract or parcel of land, lying and being in the Union Hall Magisterial District, Franklin County, Virginia, being known and designated as Lot 13, containing 2.500 acres, of Perdue Farms, Section II, according to that plat made by Roderick F. Pierson, Land Surveyor, under date of June 3, 1997, which plat is of record in the aforesaid Clerk’s Office in Deed Book 606, at Page 111, reference being made to said plat for a more complete description of the property herein conveyed.
This sale is subject to all easements, restrictions, conditions, and reservations of record affecting the title to the property hereinabove described.
Employees, directors and officers of Farm Credit of the Virginias, ACA, and their immediate family and companies in which they have an interest are not eligible under federal regulations to purchase this property at foreclosure.

Parcel I: That certain tract or parcel of land, containing 17.16 acres, less 0.74 acres in road, leaving a total acreage conveyed herein of 16.42 acre, more or less, situate, lying and being 0.85 mile off of Va. LESS AND EXCEPT that certain tract or parcel of land described as follows: BEGINNING at a point on the northwest right of way line of Virginia Route 672, which right of way is 30 feet in width, S. 35 deg. 41’ E. 55.0 feet to a point; thence S. 30 deg. 19’ E. 230.00 feet to a point on the western right of way line of Va. Rt. 672; thence leaving the right of way line of Va. Rt. 672 and with the remaining now or former property of Travis A. and Dorothy L. Spradlin, S. 59 deg. 41’ W. 257.95 feet to a point; thence N. 30 deg. 19’ W. 298.77 feet to a point adjacent to the now or former property line of Aubrey M. Sink, et ux; thence N. 68 deg. 14’ 40” E. 311.67 feet to the point of BEGINNING; and containing 1.67 acres, as shown on the above referred to plat, which is recorded in the aforesaid Clerk’s Office in Deed Book 329, Page 478.
This property contains 14.75 acres according to the 2011 Franklin County Land Records.
Parcel II: All that certain tract or parcel of land situated on the west side of Virginia Route 672, in the Union Hall Magisterial District of Franklin County, Virginia, and CONTAINING 1.67 ACRES, as shown on Plat showing property of Travis A. Spradlin & Dorothy L. Spradlin, prepared by Raymond C. Weeks, State Certified Land Surveyor, dated April 12, 1983, and recorded in the Franklin County Circuit Court Clerk’s Office in Deed Book 373, page 478.
